The idea always starts the same way. There is twenty-six feet of clear height over an area doing one job, and somebody says the obvious thing: why are we not using the top half of this building? It is a good instinct, and it is often right. What follows is usually not.

What follows is a drawing, and then a series of discoveries. The deck is more than a third of the room, so the plan reviewer treats it as a second story. The occupant load needs a second stair, and the second stair lands in an aisle that cannot move. The ceiling sprinklers no longer protect what is underneath the deck, so the fire protection system needs re-designing. The clear height everyone quoted was to the roof, not to the duct running through the middle of the bay. Each of those is knowable on day one, and each of them is normally found on day ninety.

This screener asks for the handful of numbers that decide those questions and gives you the answers before you commit to anything: whether the height genuinely works, what live load your intended use implies, how many means of egress your occupant load indicates, whether the one-third area rule bites, and what a deck does to your fire protection. It cites the code sections it uses. It produces no pricing, makes no structural determination, and tells you plainly when the answer is that a deck is the wrong move.

How it works

Measure the real clear height

To the lowest obstruction over the area: sprinkler heads, joists, lights, ducts, a crane rail. This single number decides whether the project exists, and it is the one most often overstated by four or five feet.

Give the deck area and the room area

The deck footprint you want, and the total floor area of the room it sits in. The ratio between them is what a plan reviewer looks at first.

Say what goes above and below

The use above sets the design live load and the occupant load factor. Whether people work underneath turns headroom, lighting and under-deck sprinklers from preferences into requirements.

Read the checklist, not just the verdict

The height check is the first thing to read, because nothing else matters if it fails. A conventional occupied deck needs seven feet of clear height below and seven feet above the walking surface, plus the depth of the framing itself — so roughly fifteen and a half feet of clear height is the practical floor. Below that, the honest answer is usually density rather than a deck.

The design live load comes from what you put up there: light storage, heavy storage, offices, light manufacturing. The screen shows the value commonly specified for that use and multiplies it across your deck area so you can see the total load heading into columns, baseplates and your slab. The engineer of record sets the governing load — this is the order of magnitude, not the design.

Egress is screened from your area and the occupant load factor for the use. Past a small occupant load a second means of egress is normally required, and two stairs at opposite ends is a very different layout from one stair in a corner. Finding that out before the layout is fixed saves the most time of anything on this page.

The one-third area rule is the item that most often forces a redesign. A mezzanine is generally limited to one third of the floor area of the room it sits in; above that, the structure is often reviewed as a full second story, with different egress, fire-rating and permitting consequences. If your screen flags this, settle it with your AHJ before anything else.

Fire protection is the most common surprise cost. A solid deck creates a concealed space, and ceiling sprinklers generally do not protect what is under it — so heads and lighting beneath the deck become scope. In an unsprinklered building, adding a deck can change the allowable area calculation for the whole building.

Common questions

How much clear height do I actually need for a mezzanine?
Roughly fifteen and a half feet as a practical minimum for an occupied deck: seven feet of clear height below and seven feet above the walking surface, which is the IBC 505.2.1 requirement, plus about a foot and a half of deck framing. Longer spans mean deeper framing and more height consumed, so tight cases need the engineer’s real framing depth rather than the screening allowance.
Why does the size of the room matter?
IBC 505.2 generally limits a mezzanine to one third of the floor area of the room it sits in. Above that fraction, plan review often treats the structure as a second story instead, which changes egress, fire-rating and permitting scope. There are code exceptions, but the ratio is the first thing a reviewer looks at.
Do I need two staircases?
It depends on the occupant load, which is screened from your deck area and the use. A second means of egress is generally required once the mezzanine occupant load exceeds ten. Travel distance and the separation between exits are checked by the designer, not by this tool.
Will a mezzanine affect my sprinkler system?

Can I put a mezzanine in a leased building?
Often, but settle it in writing first. Landlords treat a bolted free-standing deck very differently from one welded into the building frame, and end-of-lease removal obligations are much easier to agree before the deck is designed than after it is installed.
Does this tell me what a mezzanine costs?
