West Valley City is the second-largest city in Utah and one of the densest concentrations of distribution, warehousing and light manufacturing along the Wasatch Front. The corridors around I-215, 5600 West and the approaches to Salt Lake City International Airport hold a deep stock of tilt-up warehouses, flex buildings and manufacturing bays. The city also runs a full set of municipal services of its own, including its own police department, city offices and cultural facilities, each with the records and property storage that go with them.
Almost every storage conversation here starts the same way: the tenant does not want more square feet. Warehouse and flex space along this corridor is leased, priced by the square foot and committed for years. Adding a second unit to hold parts, returns, packaging or files is expensive and splits the operation across two doors. The cheaper move is to make the space already under lease hold more.

The gain is geometric, not magic. In a fixed-aisle layout, every range needs its own permanent aisle. In a mobile layout, the ranges compact against each other and one aisle opens where it is needed, so the floor area that used to be several aisles becomes additional ranges.
How much you gain depends on your room, and it varies widely:
- Rooms with many short ranges and many aisles gain the most.
- Rooms with two long ranges and a single aisle gain the least.
- Long, narrow rooms usually beat square rooms of the same area, because carriage runs get longer.
- Access requirements matter: if two people must pick simultaneously in different ranges, the layout has to allow for more than one open aisle, which reduces the gain.

- Retention pressure. Where holdings only grow, the layout should leave room to extend the rail run rather than forcing a second room later.

The trade-off of any high-density system is simple: you gain storage and you give up simultaneous access. One aisle at a time is fine for a returns room or a records room. It is not fine for a pick face with several pickers working in parallel.
So the layout starts with picking behaviour, not with shelving. We look at how many people work the room at once, whether picking is batched or continuous, whether carts or pallet jacks enter the aisle, and which SKUs move daily versus quarterly. Fast-moving goods often stay in fixed shelving or rack, while the mobile system takes the slow-moving depth behind it. That hybrid usually beats putting everything on carriages. Leased space adds one step that owner-occupied space does not: the landlord. Anchoring rail to the slab and, for surface-mounted systems, adding an infill floor are alterations, so approval and any make-good obligation should be settled before the order. It also affects the rail recommendation — surface-mounted rail is often preferred in a lease because it avoids cutting the slab.
