Choosing the Right Modular Building Floor
The floor is the most physically demanding surface in any modular building — it handles foot traffic, rolling chairs, dropped tools, cleaning chemicals, and temperature changes every day. The right flooring choice depends on your building’s primary use: an executive office needs different flooring than a warehouse shipping station, and both differ from a cleanroom or food processing room.
Where static control is part of the requirement, the floor is a documented system rather than a finish choice. Flooring Types
Each flooring type is designed for specific environments and performance requirements.
Vinyl Composition Tile (VCT)
The most popular modular building floor. Durable, economical, easy to replace individual damaged tiles, and available in dozens of colors and patterns. Ideal for offices, break rooms, and general-purpose buildings. Requires periodic stripping and waxing for best appearance.
Luxury Vinyl Plank (LVP)
Premium appearance with wood-plank or stone aesthetics. More durable and water-resistant than VCT. Click-lock installation allows easy replacement. Ideal for executive offices, showrooms, and customer-facing spaces.
Carpet Tile
Comfortable underfoot with excellent sound absorption. Modular tiles allow replacement of individual worn or stained sections. Ideal for offices where comfort and noise reduction are priorities. Not suitable for wet or dusty environments.
Epoxy / Resin Flooring
Seamless, chemical-resistant, easy-clean surface for laboratories, cleanrooms, food processing, and chemical exposure areas. Available in smooth or textured (slip-resistant) finishes. Eliminates grout lines and seams where contaminants collect.
Anti-Static (ESD) Flooring
Conductive or dissipative flooring for electronics manufacturing, server rooms, and areas where electrostatic discharge could damage sensitive equipment. Available in tile or seamless formats with verified resistivity per ANSI/ESD standards.
Flooring Selection by Application

Standard offices and break rooms: VCT or LVP — both handle normal foot traffic, rolling chairs, and daily cleaning. LVP costs 20–40% more but requires less maintenance and offers a more premium appearance. Carpet tile works well for executive offices and meeting rooms where comfort and acoustics matter more than durability.
Laboratories and cleanrooms: Seamless epoxy or urethane flooring eliminates joints and seams where particles and contaminants collect. Chemical resistance ratings must match the specific chemicals used in your laboratory. Anti-static versions prevent ESD damage to sensitive instruments. Food processing: Seamless urethane with integral cove base and proper floor slope to drains — designed for daily washdown with hot water and sanitizing chemicals.
