Choosing the Right Foundation

The foundation question is one of the first decisions in any modular building project — and the answer depends entirely on where your building is going. In-plant modular buildings (offices, break rooms, labs inside existing facilities) typically don’t need a foundation at all — they sit on adjustable leveling legs on your existing floor. Exterior modular buildings require a foundation appropriate for the building size, soil conditions, and local building codes.

Four foundation systems serve different modular building applications and site conditions.

Adjustable Leveling Legs

For in-plant modular buildings on existing concrete or other hard floors. Steel legs with threaded adjustment pads level the building on uneven surfaces without modifying the existing floor. No foundation work needed — the building can be placed and releveled in minutes.

Pier & Beam Foundation

Concrete piers poured at column locations support the modular building on a steel beam framework. Economical, fast to install (1–3 days), and allows the building to be easily removed or relocated later. Ideal for semi-permanent exterior installations.

Gravel Pad Foundation

A leveled and compacted gravel base with concrete perimeter footings. Provides excellent drainage, fast installation, and lower cost than full concrete slabs. Common for storage buildings, equipment shelters, and temporary installations.

Concrete Slab Foundation

A poured concrete slab provides the most permanent and durable foundation. Required for large exterior buildings, two-story structures, and applications with heavy floor loads. Includes anchor bolts for structural attachment and proper slope for drainage.

Elevated & Dock-Height

Pier foundations that raise the building floor to dock height (48–52 inches) for facilities requiring truck-level access. Used for shipping offices, warehouse additions, and applications requiring direct dock-door access from the modular building.

The right foundation depends on four factors: building location (interior vs. exterior), building size and weight, local building codes and frost depth requirements, and whether you may need to relocate the building in the future. Interior buildings almost always use adjustable legs. Small exterior buildings (under 500 sq ft) often use gravel pad or pier-and-beam. Larger exterior buildings and two-story structures typically require concrete slabs.

Local building codes specify minimum foundation requirements based on frost depth (how deep the ground freezes), soil bearing capacity, wind load, and seismic zone. In northern climates, foundation footings must extend below the frost line (3–5 feet deep in cold regions) to prevent frost heave. In mild climates, shallow footings or grade beams are often sufficient. Frequently Asked Questions

Do in-plant modular buildings need a foundation?
No. In-plant modular buildings (offices, break rooms, labs inside existing facilities) sit on adjustable steel leveling legs on your existing concrete floor. No foundation preparation, no concrete work, and no permanent floor modifications are needed.
How deep do footings need to be for exterior buildings?
Footing depth depends on local frost depth requirements. In warm climates (southern US), footings may be as shallow as 12–18 inches. In cold climates (northern US), footings must extend 36–60+ inches below grade to reach below the frost line. Your local building department specifies the required depth.
Can a modular building on a pier foundation be relocated later?
Yes — that’s one of the primary advantages of pier-and-beam foundations. The building is attached to the piers with removable bolts. When you need to relocate, the building lifts off the piers, transports to the new location, and sets on new piers. The original piers are removed or abandoned.
