Large modular buildings, exterior structures, and buildings housing high-value equipment may require automatic sprinkler systems, clean agent suppression, or specialized fire protection.

Fire suppression requirements vary by jurisdiction and building application. In general, fire sprinklers are required when: the modular building exceeds a certain size threshold (typically 1,000–5,000 sq ft depending on jurisdiction); the building is classified as an assembly, educational, or institutional occupancy; the building is in a jurisdiction with mandatory sprinkler ordinances; or the fire marshal determines the occupancy or contents present a fire risk requiring suppression.

For modular buildings inside existing sprinklered facilities, the existing sprinkler system often provides coverage — but coverage must be verified. If the modular building’s roof blocks sprinkler heads above it, heads may need to be relocated or additional heads installed inside the modular building. This coordination is critical for fire marshal approval and is included in our project planning.
